A Peek Into Our Online Fair Housing Class

Although the Fair Housing Act isn't new, it's still a vital aspect of real estate. Without it, the world of real estate wouldn’t be quite as fair. But why is it important? Although we cannot tell you everything, we can provide a small peek into our online fair housing class and the Fair Housing Act! The Fair Housing Act

So, what is the “Fair Housing Act” anyway? According to the United States Department of Justice, this act “prohibits discrimination by direct providers of housing, such as landlords and real estate companies as well as other entities, such as municipalities, banks or other lending institutions and homeowners insurance companies whose discriminatory practices make housing unavailable to persons because of:

  • Race or color
  • Religion
  • Sex
  • National origin
  • Familial status
  • Or disability

The Fair Housing Act was enacted in 1968 to prohibit discrimination based on personal aspects people cannot control. Of course, not everything is quite so clean-cut as most laws are. In our online fair housing course, we dive deep into this topic so you can understand how this act affects you and how to uphold it. 

When Is It Enforced? 

Some people believe the Fair Housing Act is only applicable to those looking to buy homes. However, this isn’t the case. The Fair Housing Act is actually in effect for rental properties, the sale of housing, and the provision of mortgage loans. It is also in effect for most types of homes: houses, apartments, condominiums, etc. There are very few exceptions to this rule, such as in some senior housing or for private clubs. In the latter, the conditions that must be met are if you’re leasing apartments on behalf of the club and not for commercial purposes.
